Terms governing use of MortgageTheGuide. This is a free estimation tool — not financial advice, not a loan offer, not a substitute for a licensed mortgage professional.

By using MortgageTheGuide (the "Site"), you agree to these terms. Please read them. They are written in plain language, not legalese, because the important parts are simple: this is a free estimation tool, not financial advice, and the numbers it produces are estimates — not loan offers or guarantees.
1. What this site is
MortgageTheGuide is a browser-based mortgage calculator and educational resource. It produces estimates of monthly mortgage payments, total interest, affordability ranges, and related financial metrics based on inputs you provide and publicly available rate data.
The Site is free to use. No account, subscription, or payment is required.
2. What this site is not
The Site does not provide:
- Financial advice. Nothing on this Site is a recommendation to buy, sell, refinance, or take any particular financial action. Consult a licensed financial advisor for advice specific to your situation.
- Loan offers or pre-approvals. Output from this Site is not a mortgage offer, a pre-qualification, or a pre-approval. Only a licensed lender can offer you credit.
- Legal advice. Nothing on this Site constitutes legal advice. Consult a licensed attorney for legal questions relating to real estate transactions.
- Guaranteed accuracy. Estimates depend on inputs you provide and rate data that may be delayed or differ from what individual lenders offer. Actual payments will differ.
3. Accuracy and limitations
We make reasonable efforts to ensure the calculator formulas are correct and the rate data is current. However:
- Rate data is sourced from public surveys (Freddie Mac PMMS, Bank of Canada) and may lag actual market rates by days.
- Property tax and insurance figures are regional averages, not quotes. Your actual costs will differ by property, insurer and jurisdiction.
- PMI and CMHC premium calculations follow published rate tables but individual lender and insurer pricing varies.
- The Canadian mortgage calculator applies semi-annual compounding as required by the Interest Act, but lender-specific terms (prepayment privileges, portability, penalty calculations) are not modelled.
You should verify all figures with a licensed mortgage professional before making any financial commitment.
4. No warranty
The Site is provided "as is" without warranty of any kind, express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement. We do not warrant that the Site will be error-free, uninterrupted, or that defects will be corrected.
5. Limitation of liability
To the fullest extent permitted by applicable law, MortgageTheGuide and its operators shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Site or reliance on any estimate produced by it. This includes, without limitation, any financial loss resulting from a real estate or mortgage decision made in reliance on Site output.
6. Your responsibilities
You agree to:
- Use the Site for lawful purposes only
- Not attempt to reverse engineer, scrape in bulk, or interfere with the Site's operation
- Not use the Site to produce misleading estimates for third parties
- Verify all outputs with a qualified professional before acting on them
7. Intellectual property
The Site's content — including written guides, article text, calculator designs, and methodology documentation — is owned by MortgageTheGuide and protected by copyright. You may share links to pages and quote brief excerpts with attribution. Reproducing substantial portions of content without permission is not permitted.
The mortgage formulas used (standard amortization, CMHC premium tiers, stress test calculations) are mathematical standards in the public domain and are not claimed as proprietary.
8. Third-party links
The Site links to external sources including Freddie Mac, the Bank of Canada, and CMHC. We are not responsible for the content, accuracy, or availability of those external sites. Links are provided for reference and do not imply endorsement.
9. Governing law
These terms are governed by the laws of the jurisdiction in which the Site operator is established. Any disputes arising from your use of the Site shall be resolved in the courts of that jurisdiction.
10. Changes to these terms
We may update these terms from time to time. The effective date at the top of this page will be updated when changes are made. Continued use of the Site after changes are posted constitutes your acceptance of the revised terms.
