Privacy policy
MortgageTheGuide does not collect personal data. All calculations run in your browser. This policy explains what minimal data exists and how it is handled.

MortgageTheGuide is a browser-based mortgage calculator. We do not create accounts, collect names or email addresses, or track your financial inputs. This policy explains exactly what data exists, where it lives, and what happens to it.
1. Data we do not collect
We do not collect, store, or transmit:
- Your name, email address, or any contact information
- Your mortgage inputs (home price, income, loan amount, down payment, etc.)
- Your saved scenarios or analysis results
- Payment or financial account information of any kind
- Device identifiers linked to your identity
2. How the calculator works
Every calculation on this site runs entirely in your browser using JavaScript. Your inputs
never leave your device. When you save a scenario, it is written to your browser's
localStorage — a storage mechanism local to your device and browser profile.
We cannot read it, and it is not synced to any server.
Clearing your browser data or using a private/incognito window removes all saved scenarios. There is no account to log into and no way to recover saved data from another device.
3. URL parameters
When you share a calculator link (for example, a pre-filled scenario), the mortgage
parameters are encoded in the URL query string (e.g. /?p=400000&d=80000&i=7).
These parameters are read by your browser when the page loads and used to pre-fill the
calculator. They are not logged or stored on our servers beyond standard web server access
logs described in Section 5.
4. Cookies
We do not set tracking cookies or advertising cookies. The site uses a single cookie to remember your theme preference (light or dark mode). This cookie contains no personal information and is not shared with any third party.
5. Server logs
Our hosting provider retains standard web server access logs that include your IP address, the URL requested, browser type, and the date and time of each request. These logs are used for security monitoring and diagnosing technical issues. They are retained for a maximum of 30 days and are not used for advertising, profiling, or sold to third parties.
6. Third-party services
The site loads fonts and certain scripts from content delivery networks (CDNs). When your browser fetches these resources, the CDN provider's standard access logging applies. We use no advertising networks, social media tracking pixels, or analytics platforms that profile individual users.
The rate data shown in the calculator is sourced from publicly published surveys (Freddie Mac PMMS for US rates, Bank of Canada for Canadian rates). Fetching this data does not involve transmitting your information to those sources.
7. Children's privacy
This site is a financial calculation tool intended for adults. We do not knowingly collect any information from children under 13. If you believe a child has provided information through this site, please contact us and we will take appropriate steps.
8. Your rights
Because we do not collect personal data tied to your identity, there is no profile to access, correct, or delete. Your scenario data lives exclusively in your own browser's local storage and can be removed at any time by clearing your browser data.
If you are located in the European Economic Area, the United Kingdom, or California, and believe you have a privacy right that applies to server log data, you may contact us at the address below and we will respond within the applicable legal timeframe.
9. Changes to this policy
If we make material changes to this policy, we will update the effective date at the top of this page. Continued use of the site after a policy update constitutes acceptance of the revised terms.
